Hey alllll,So sorry for the radio silence the past month or two. I got pretty sick for awhile and then the ceiling collapsed in my bathroom from a long unknown leak from the flat above me. It's been a mini nightmare dealing with insurance and factors and just uuugghhh. Turns out at least two joists need to be replaced which means not only do they have to tear out my whole ceiling in my bathroom and my spare room, but also the entire floor upstairs. So far all I've had are people come look at it. Or in the case of one guy, not actually look at it and try to convince me it was fine. I had to call my factors and tell them to get someone else ...
